What’s happening at the Roe Building?

“Peaceful treehouse” - that is the feeling in the third floor bedrooms looking past Taco Bell, beyond the McCormack Building and over the trees. Neo-urbanites get to loligag in bed and watch a red tail hawk soar across the sky.  And three minutes later they are picking up their latte at Pete’s to take back with the morning Times before jogging onto the street and over the arboretum for their run.  I love this place!

The dramatic glass windows went in today on the two corners on G Street, and on the north corner unit on 5th.  That unit - 207 - has a sort of window seat in the large overhanging window.  You can gaze up the avenue - Davis’ own Champs Elysees.  I exaggerate, but no kidding, 5th Street looks like a bonified avenue from above.

It is still a construction zone, but  Kim Lamb and I are leading hard hat tours of the Roe Building  several times a week for potential buyers of the 7 remaining luxury condominiums.  We find that everybody is intrigued with the building from the street view, and once inside, they love the feeling of having a peaceful private space right in the center of town. 

New windowsEx-suburbanistas are excited as they plot their exodus from the suburbs, but along with the thrill is the realization that they are either going to have to get a storage unit, or pare down their stuff.  Do you really need the old crock pot, four sets of skis, and enough christmas lights to invite santa to the entire neighborhood?  Take it from those who have already done it - it feels great to stop owning all that stuff you don’t need - you won’t look back.  “Lighten up, lock and go” seems to be the new modus operandi…

Who’s on first? Everyone is dying to know which businesses are going to grace the first floor.  Negotiations ensue. Chuck and Mark are keeping information very close to their chest, but think restaurant…

Just the facts…the 7 units range from 1130 to 1360 sq ft. Each unit has a great room/kitchen and a seperate study downstairs.  Some have a full ADA-compliant bath downstairs, some have a half bath. Upstairs has 2 bedrooms and a full bath.  Cooking is gas and the appliances are top drawer.  Floors are hardwood, carpet and tile. Each unit is FILLED with light and heavily constructed for sound privacy.  Each unit comes with one parking space and some storage, and there is covered parking available across the street (behind the USDA Building). Prices range from $482,900 to $577,900.

InstallingA note about homeowners dues: most people don’t know that the California Department of Real Estate sets the opening HOA dues. Because there are so few units, there are not a lot of ways to spread the fees around.  A set aside fund has to be established before homeowners dues can be reassessed.  Chuck Roe and Mark Rutheiser, developers of the Roe Building, have dug deep into their pockets and donated in order to bring the fees down.  When buyers understand that fees include insurance, water and garbage, as well as building maintenance, they realize it is not a much different from what they pay for their home…
