Davis Liked It : Roe Building Sold Out!

All of the citizens of Davis and interested parties from afar were intensely curious and interested in the Roe Building during its conception, construction and recent completion. We heard all kinds of comments - mostly favorable, in fact enthusiastic - and gave over 120 private tours of the building (thanks to you who braved the scaffolding in the rain). And now it is sold. Kim Merrell Lamb and I anticipate that it will be an interesting community - people of all ages, some dogs, a shared courtyard, an active homeowners association. Many asked if they could be on the list to rent if investors were buying, but in fact, every unit is going to be owner occuppied. We learned that my demographic (children raised, 1.7 people living in 4 bedroom 2800 sq ft homes and tired of caring for them) has a very real need for a new kind of housing, and little to satisfy it. More about that coming up when I write about Sage Creek…
Kim and I wish to thank all of you who showed interest, offered comments and supported our efforts (yes, that includes a boyfriend and a husband, respectively.) Roe: Save the Date!

Roe Building : Dramatic Price Update

Tell me, when else will you be able to own YOUR piece of downtown Davis?
As the Roe building approaches completion - just one month away - developers Chuck Roe and Mark Rutheiser have adjusted the pricing in response to customer requests and market demands. “We want to sell 5 units before March” remarked Chuck Roe, “And we have dramatically dropped unit prices by as much as $80,000 to make it happen.” New pricing is as follows:
Unit 201 - $529,900
Unit 202 - sold
Units 203, 203, 205, 206 - $419,900
Unit 207 - $459,900
Unit 208 - $449,900
It’s rare, folks. Pricing in the core area over the past 3 years has averaged $494 per sq/ft. The new prices for the Roe building put ownership in the inner core area of Davis at just $388 sq ft on average.
Based on the challenge of getting building permits for variant projects in Davis, double-digit increases in building costs, and a rapidly changing landscape in the loan market, I speculate that it may be some time before an opportunity to own your piece of downtown becomes available again.

What’s happening at the Roe Building?

Better every day…
“Peaceful treehouse” - that is the feeling in the third floor bedrooms looking past Taco Bell, beyond the McCormack Building and over the trees. Neo-urbanites get to loligag in bed and watch a red tail hawk soar across the sky. And three minutes later they are picking up their latte at Pete’s to take back with the morning Times before jogging onto the street and over the arboretum for their run. I love this place!
The dramatic glass windows went in today on the two corners on G Street, and on the north corner unit on 5th. That unit - 207 - has a sort of window seat in the large overhanging window. You can gaze up the avenue - Davis’ own Champs Elysees. I exaggerate, but no kidding, 5th Street looks like a bonified avenue from above.
It is still a construction zone, but Kim Lamb and I are leading hard hat tours of the Roe Building several times a week for potential buyers of the 7 remaining luxury condominiums. We find that everybody is intrigued with the building from the street view, and once inside, they love the feeling of having a peaceful private space right in the center of town.
Ex-suburbanistas are excited as they plot their exodus from the suburbs, but along with the thrill is the realization that they are either going to have to get a storage unit, or pare down their stuff. Do you really need the old crock pot, four sets of skis, and enough christmas lights to invite santa to the entire neighborhood? Take it from those who have already done it - it feels great to stop owning all that stuff you don’t need - you won’t look back. “Lighten up, lock and go” seems to be the new modus operandi…
Who’s on first? Everyone is dying to know which businesses are going to grace the first floor. Negotiations ensue. Chuck and Mark are keeping information very close to their chest, but think restaurant…
Just the facts…the 7 units range from 1130 to 1360 sq ft. Each unit has a great room/kitchen and a seperate study downstairs. Some have a full ADA-compliant bath downstairs, some have a half bath. Upstairs has 2 bedrooms and a full bath. Cooking is gas and the appliances are top drawer. Floors are hardwood, carpet and tile. Each unit is FILLED with light and heavily constructed for sound privacy. Each unit comes with one parking space and some storage, and there is covered parking available across the street (behind the USDA Building). Prices range from $482,900 to $577,900.
A note about homeowners dues: most people don’t know that the California Department of Real Estate sets the opening HOA dues. Because there are so few units, there are not a lot of ways to spread the fees around. A set aside fund has to be established before homeowners dues can be reassessed. Chuck Roe and Mark Rutheiser, developers of the Roe Building, have dug deep into their pockets and donated in order to bring the fees down. When buyers understand that fees include insurance, water and garbage, as well as building maintenance, they realize it is not a much different from what they pay for their home…
